Property owners trying to sell or rent commercial space now have the power of virtual reality to help them market the commercial space. Virtual reality staging software can be used with existing buildings and commercial space that hasn’t even been built yet. Staging isn’t just for residential properties anymore. Experts think that staging, including virtual reality staging, can be an effective tool for marketing a commercial property for sale or rent.

Just as you would with a residential staging project, with virtual reality commercial staging, you will need to consider how space will most likely be logically used. You will want to appeal to a variety of businesses, so strive for universally appealing virtual reality staging. An overall professional appearance usually works best. The idea is to give potential investors or business owners the opportunity to see how they might be able to set up the interior (and exterior) of their commercial space. Try to stay away from bold and bright colors, because most business clients will have their own branded colors they will use. They will change colors after they move into the building to reflect their own business, so try to stay neutral with your virtual reality staging of commercial buildings. Generally, virtual reality staging isn’t actually done directly by the commercial property owner. It’s a service offered because it does take a lot of thought, training, and know-how to virtually stage commercial buildings.

Proper virtual reality commercial staging will allow the potential tenant or purchaser to feel as though they are really right in the building looking around. You can even get virtual reality de-cluttering. Virtual staging has significant benefits. For starters, staging a commercial property virtually is much cheaper than staging it in real life. You don’t have to buy any of the counters, desks or workspaces. Plus, you can stage a room or suite that hasn’t even been built with virtual reality commercial staging. This technology has become incredibly specialized and it looks much more realistic than ever before.

Now, with this realism, some risks are also involved.

Risks Of Virtual Commercial Staging

When you begin marketing your commercial property virtually, it needs to be incredibly clear that the changes are in fact, virtual. If an area is staged virtually, but that isn’t disclosed, it can lead to legal issues if you, your agent, or your representative don’t take a few precautions. Here are some ways these troubles can be avoided:

  • Always disclose all virtual staging.
  • Clearly label any virtual reality walk-throughs or photos as digitally altered.
  • Share both current and virtually staged images of each area side by side.
  • Never cover up issues. For example, do not digitally alter water stains or other flaws digitally. Don’t remove powerlines from exterior photos. You want to create an actual potential future reality, not a false reality.
  • Use professional virtual staging services.

Virtual staging encourages deals to move faster. It attracts serious renters and purchasers. It’s much less time-consuming and less of a hassle to employ virtual staging technology over traditional staging.
